Full Monthly Services

• Periodic drive by and walk through on the properties 
• Maintenance request and repairs
• Payment of property bills from monthly rents
• Direct ACH deposits for net proceeds
• Online owners portal for access to owner statements 

Placement Only Services

• HD photography
• Listing the property on our syndication software that sends it to 15+ most searchable sites for tenants looking for rental property. If a potential tenant is interested, we receive a text and email with their phone number and email for immediate follow up
• Holding “Open Houses” for group showings and walk by prospects 
• Provide signage at the property
• Coordinate individual showings with prospective tenants
• Provide all tenant screening reports-credit, background & eviction history
• Verify tenant’s income, rental history, employment & references
• Completing all legal contracts and disclosures - E sign offered

Short Term vacation Rental

• Set up and design consultation with our Licensed Interior Design Contractor
• Booking and scheduling
• Automated wifi / Bluetooth lockboxes
• Cleaning and linen services
• Post rental walk through

Management Fees

Placement Only Fee - 10% of month 1 rent and $275.00 flat fee, which includes:

Full Service Monthly Management Fees-CALL FOR A CUSTOM QUOTE.  

It can vary, but generally anywhere between 6-20+% depending on the following:

• Condition of the property
• Amount of monthly rent collected
• Single or multiple units involved
• Month to month, term lease or short term vacation rental
